The Premier Gear and Machine Works Building—located one-mile northwest of downtown Portland’s central business core—was built in phases between 1926 and 1970 and operated as a single-tenant industrial machine shop until its acquisition by Sturgeon Development Partners in 2017. After acquiring the property, SDP successfully rezoned the property from Industrial to Commercial Mixed-Use and began construction of the repositioning effort in April, 2019. Improvements to the property included the addition of a mezzanine area that expanded the rentable area by nearly 30,000 square feet as well as seismic upgrades.
